Lilburn is a relatively small city with 6.2 square miles of land area that is primarily zoned for residential use. Subdivisions within the city limits may be classified R-75 for single family residences or RMD for multi-family residences. Within the RMD classification, RM-6 subdivisions allow a maximum density of 6 units per acre, RM-8 allows 8 units per acre, and designations progress incrementally up to RM-13 with a maximum density of 13 units per acre.

Homes in Lilburn were generally constructed with a high level of craftsmanship and architectural beauty in a wide range of styles. Neighborhoods are quiet, beautifully landscaped and well maintained. Lilburn’s close proximity to Atlanta and its location in a relatively secluded rural area combine the friendly ambiance of a small town community with the convenience of easy access to Georgia’s largest center of business.

Property tax reductions are available for homeowners

In August 2008, the average home sales price for a single family home or condominium in Lilburn was $158,864 according to the MLS. All property taxes for the City of Lilburn are included in Gwinnett County’s property taxes. Homeowners may file for City and County tax exemptions and can freeze their property taxes by homesteading. More than 125,000 tax freeze applications have been processed. Price to value is very good in all price ranges

One reason why price to value is so good in Lilburn is that homes were constructed with high quality craftsmanship and property sizes are relatively large compared to other suburban communities in the Atlanta Metropolitan area. In the $100,000 to $150,000 price range, typical single family homes have 3 bedrooms and 2 bathrooms, and are generally single story Ranch style, Cape Cod style or Colonial style houses on slightly less than ½ acre of land. In the $150,000 to $200,000 price range, 2-story homes with 3 or 4 bedrooms and 3 bathrooms are available on ½ acre plots and as prices move up to $250,000, property sizes typically range from ½ acre to ¾ of an acre.

Continuing on up the price scale, $400,000 may buy a 6-bedroom, 4-bathroom, 2-story traditional style home on ½ acre of land, $725,000 is a typical cost for a similar size home on between ¾ of an acre to 1 acre of land, and in the million dollar range, custom built mansions on private estates are available.

Homeowners associations are less common than single family detached home subdivisions in Lilburn. Three examples of master planned community style development are Cherokee Woods East, a family-oriented community with approximately 235 homes, 4 lighted tennis courts, a swimming pool, a children’s swimming pool and a children’s playground; The Woods of Parkview, featuring a junior Olympic size swimming pool, a baby pool, and 2 lighted tennis courts; and Killian Woods, where single and 2-story homes are priced from the low $200,000’s to the low $300,000’s. Because a wide variety of homes in many different styles are available at affordable prices, real estate agents are able to find buyers what they are looking for in Lilburn.
